Chalet Le Grand Joux is a luxury mountain hideaway located in the picturesque hamlet of Graydon in Haute Savoie, surrounded by a natural amphitheatre of mountains and with nearby access to the ski domain of La Grande Terche. The hamlet consists largely of summer chalets, traditionally providing accommodation for farmers to then use the high pastures for the grazing of livestock though many of these chalets are now simply summer retreats. This is a popular departure point for hiking in the surrounding mountains. The hamlet has a restaurant which is an idyllic stop off in summer time. The area is preserved so no construction is possible at all, making this an unspoiled, largely untouched corner of paradise.
Chalet Le Grand Joux is the only building in the hamlet to be deemed an all year round dwelling as it used to be a mountain auberge and dates back at least 100 years. The current owners have recently fully renovated the building since taking ownership in 2003, retaining some of its original features and refurbishing in a sympathetic rustic yet opulent style. The residence now consists of 420m2 of useable space spread over three floors and boasts 5 bedrooms all with en suite bathrooms or shower rooms.
The ground floor level has two living rooms, one retaining the original bar, and a large open fire between the two, with the other providing a large dining area. There is a separate kitchen and also a downstairs toilet on this level.
The upper level comprises the ample and luxurious sleeping accommodation with 2 bedrooms forming a large communicating family suite.
The basement level is above ground and offers further potential for refurbishment : perhaps a separate apartment using the independent access provided; a swimming pool, sauna and steam room or further bedrooms.
In winter time the chalet really comes into its own. Situated approximately 5 km from the nearest village of Essert Romand the road is not cleared of snow and so is essentially closed for the majority of the winter. The only access is by skidoo and this is authorised by the local Mairie. Skidoos are the ideal mode of transport in this setting and authorisation also exists to access the nearby ski domain in this fashion, a journey of only 5 or 6 minutes. Otherwise it is a case of taking the skidoo back down to Essert Romand and going by car to the Portes du Soleil ski range, the nearest access is approximately 10 minutes drive away. Arrival to the chalet is possible and authorised by helicopter which is an ideal and surprisingly cost-effective method of travel, from Geneva airport or Annemasse, price from 550euros return for 5 persons and with a transfer time of only 12 minutes! A great way to ensure short breaks are possible and to eliminate time wasted travelling.
The property is largely self-sufficient : there is no electricity supply or water mains in the hamlet. Electricity is generated by solar panels and stored in large batteries and the supply is supplemented in winter by a generator. The chalet is lucky to have its own private spring of water, so water is free and on tap. Heating is oil-fuelled and supplemented by the large wood fire and the kitchen oven and hob are powered by bottled gas.
