Ground floor
The front door opens into a tiled entrance hall (6.5 sq metres) with a formal sitting room (30 sq metres) to the left. To the right of the hall is a second reception room (30 sq metres) currently used as a dining room, which boasts glazed doors to the terrace and a lovely open fire with stone surround. From here a door leads through to the breakfast kitchen (17.5 sq metres) with its mixture of modern fitted units and appliances and original features, once again there is a glazed door leading on to the terrace.
The entrance hall houses the stairs to the first floor, and an under stairs WC.
First floor
From the landing, there is access to four double bedrooms, one of which (15 sq metres) has an en-suite shower room with WC. The three further bedrooms (22, 13.5 and 12 sq metres) share the family bathroom (6 sq metres). All the bedrooms enjoy views of the walled garden and are finished well with double-glazing and laminate floors. There is an additional room (10 sq metres with a sky-light for light and ventilation), it has previously been used as a laundry room, but would be equally well suited as an additional shower room/en-suite of even a study. The original, character-full beams bisect the entire 1st floor so some ducking may be required!
Externally
The property is entirely enclosed by stonewalls, and is hidden from view by a stone archway with wooden gates. The house is situated in the first half of the garden that is filled with mature specimen trees and shrubs. A large barn offers garaging and storage as well as a doorway through to a second, secret walled garden, making an ideal location for a swimming pool, there is also an exit to the lane that runs to the rear of the boundary.
The property has been well maintained over the years and is ready to move in to requiring no work. Located in the heart of a popular village, which is well served by a handful of amenities. The nearby towns of Jarnac, Cognac and Angouleme offer much to see and do, as well as great travel links including T.G.V. and an international airport.
