House 1

Ground floor

Approached via charming gateway and through a cottage garden, the front door opens into the main living area (46 sq m). This has three distinct areas: a sitting area with fireplace, a dining area with fireplace and a fitted kitchen. The room has an exposed stone feature wall, exposed beam ceiling and a terra cotta tiled floor.

First floor

A staircase rises from the rear of the sitting area to a first floor landing, off which are two bedrooms (14 sq m and 11.5 sq m). Both rooms have wooden floors and exposed beam ceilings and views towards the Gironde Estuary. Also off the landing are a shower room (shower and twin wash basins) and a WC.

Garden

To the front of the house is a small walled cottage garden with a path leading to the garden gate. Immediately to the front of the house is a paved terrace with barbeque to one side - ideal for those long summer evenings. Beyond the terrace is an area of lawn with mature flower borders, trees and shrubs.

House 2

Ground floor

Approached from another lane and through another charming cottage garden, the front door to the second house opens into the sitting room (22 sq m) with tiled floor, exposed beam ceiling, exposed stone wall and an open fireplace. A doorway from here leads through to the modern fitted kitchen (19 sq m) with tiled floor, a range of fitted units and room for a table. To the rear of the kitchen a door leads to a hallway off which are a room (10 sq m) which is currently used as an office, a laundry/utility room (5 sq m) and a ground floor WC. A door at the end of this hallway opens into the living room of the first house.

First floor

A wooden staircase rises from the corner of the kitchen to a landing, off which are two bedrooms (15 sq m and 14 sq m). Both rooms have wooden floors and exposed stone feature walls. The larger bedroom has an ensuite bathroom (bath, shower, washbasin and WC) and the smaller of the two has an ensuite shower room (shower, washbasin and WC).

Annexe

To one corner of the garden of the second house is an outbuilding that has been converted to provide a comfortable bedroom (13 sq m) with high ceiling and exposed stone wall and a large ensuite shower room (shower, washbasin and WC).

Garden

This garden has an attractive gravelled area with a small lawn and some well established herbaceous borders. There is also a parking area.

The current owners currently live in one house let the second as and when desired. Given the proximity to the coast (the estuary is visible from the property) and being only a few kilometres from Talmont-sur-Gironde (officially designated as one of the most beautiful villages in France) it is clearly a popular destination. The local village has a small port and a popular restaurant.
