Ground floor
From the church square the front door opens into a large kitchen / dining room (41 sq m) with tiled floor, exposed beam ceiling, exposed stone wall and modern fitted kitchen area with island unit. To the rear of this room a doorway leads through to the sitting room (19 sq m) with tiled floor, exposed stone walls, exposed beam ceiling and a traditional limestone Charentaise fireplace. To the rear of this room a part-glazed door opens to a hallway, off which are a ground floor WC and a laundry room. A glazed door from the hall opens out to the courtyard garden.
First floor
A character-ful wooden staircase rises from the kitchen to the first floor landing (with exposed stone walls). To one side, overlooking the church, is a large bedroom (22 sq m) with exposed beam ceiling and a fireplace. Next to this room is a modern shower room (shower and washbasin). There is also a separate WC off this landing. To one side of the landing a doorway leads through to a small corridor off which is another spacious bedroom (16 sq m) which overlook the garden and has views to the vineyards beyond the village. To one end of the room is a semi-partitioned bathroom (bath and washbasin) and to the other is a large walk-in wardrobe.
Second floor
The stairs continue to a small second floor landing (7 sq m) which is currently used as an office space. A door from the landing opens to the third bedroom (14 sq m - a decent size but with limited head-height to one side). Another door from this landing opens to a useful attic space.
Courtyard
The courtyard garden is mostly laid to gravel, with a decked area (the current owner makes the most of this space with a suite of outdoor furniture). To one side is a covered bin area and there are a pair of gates that open to a lane, which means that a car can be parked in the courtyard if necessary - there is plenty of parking in the square.
This is a delightful house in a small village not far from the amenities of larger towns such as Matha, St Jean d'Angély and Saintes. It could make a perfect "lock up and leave" holiday home and, given its size, could also make a more permanent residence.

France
France is situated in Western Europe, bordering the Bay of Biscay and English Channel, between Belgium and Spain, southeast of the UK; bordering the Mediterranean Sea, between Italy and Spain. The Mediterranean coast is characterised by hot rainless summers and mild and humid winters with an occasional cold north westerly wind known as mistral. Finally severe climates are found only in the mountains. High in the French Alps and Pyrenees, winters are long and snowy, sufficient to support ski resorts.
